How GHREAA ranks real estate agents
GHREAA rankings are market-specific. An agent can rank differently in Conroe, Willis, or another Greater Houston market because local evidence is evaluated separately for each city.
Current GHREAA Score
The current 100-point framework uses six components: 40 points for local activity, 20 for recent production, 15 for published review evidence, 10 for experience, 10 for local transaction and geographic evidence, and 5 for verification quality.
Team and individual records
When a source identifies production or reviews as team-level, GHREAA labels that scope and normalizes team-scale metrics before comparing them with individual-agent records. Payment, profile claiming, and Advice participation do not affect GHREAA rankings.
Evidence limitations
Displayed transaction rows are evidence records, not a complete career history. Published review counts are source-reported and are not presented as reviews collected by GHREAA. Source counts can change between checks and may use different definitions.
How the ranking score works
The GHREAA Score is calculated separately inside each local market. It is a comparative score, not a universal grade: an agent's score reflects the evidence available for that agent relative to the other published agents in the same city ranking.
Source-reported sales associated with the city, normalized across the current ranked cohort.
Published 12-month production, normalized across the city cohort.
Published review volume plus rating quality. GHREAA does not treat third-party reviews as first-party reviews.
Published experience, capped at 25 years so tenure does not overwhelm current evidence.
Recency-weighted transaction evidence, ZIP coverage, and explicit service-area presence.
License, source dates, review/transaction source labels, and structured transaction evidence.
Team metrics are normalized
When a public source identifies production as team-level, GHREAA applies a scope adjustment before comparing it with individual-agent production. Team production is not treated as one-for-one individual production.
Evidence records are not a complete history
Displayed transaction rows are corroborating evidence. The score does not claim that GHREAA has reconstructed every transaction completed by an agent or team.
Older evidence decays
Transaction evidence from roughly the last 18 months receives full local-evidence weight; older evidence receives progressively less weight while remaining useful for corroboration.
Scores recalculate when data changes
Public ordering is generated from the current evidence set. Adding or correcting source data can therefore change both an agent's score and rank.
Buyer, seller and ZIP lists are secondary evidence views
Market pages may show buyer-side, seller-side, ZIP and waterfront evidence leaders. These use the same agent profiles and transaction evidence but do not replace the overall GHREAA Score.
Waterfront signals require direct evidence
Lake and waterfront comparisons require an explicit specialty or named lake-area service signal, or multiple corroborating transaction records in designated lake-area ZIPs. Generic geographic proximity is not enough.
